Terms of Service

By creating an account at devsiteai.com or running a report you agree to these Terms of Service and to our Privacy Policy. If you don't agree, stop using the service.

DevSite AI generates property development feasibility reports from the address, price, and land size you provide. We combine that input with public data sources (council zoning maps, government cadastres, real-estate listings, ABS statistics) and standard cost benchmarks to estimate profitability of strategies including knock-down rebuild, renovation, dual occupancy, townhouses and subdivision.

Every number on every report is an estimate. Real-world property outcomes depend on factors we can't measure from a desk: site conditions, soil/asbestos, council attitudes, finance availability, market timing, your negotiating skill, and dozens more.

To the extent permitted by law:

• We make no warranty that any figure shown will match real-world results.
• We are not liable for any loss (financial, opportunity, or otherwise) arising from your reliance on a report.
• You must independently verify every input — purchase price, land size, zoning, council levies, build cost, end value — before committing capital.
• You are responsible for engaging a licensed valuer, qualified building inspector, town planner, accountant, and lawyer as appropriate.

This service is not financial product advice within the meaning of the Corporations Act 2001 (Cth). We are not licensed by ASIC.

• You must be 18+ and provide accurate signup information.
• You are responsible for keeping your password secure. We will never ask for your password.
• One account per person. Sharing credentials breaches these Terms.
• We can suspend or terminate accounts that are used for abuse, scraping, or anything illegal.

• Free tier: one feasibility report per account at no cost.
• Pay-per-report: AUD $1.95 buys a pack of 10 additional reports. Credits never expire.
• Pro subscription: AUD $9.95/month for unlimited reports. Billed monthly via Stripe. Cancel anytime via your account dashboard — cancellation takes effect at the end of the current billing period.

All prices are in AUD and include GST where applicable. We can change prices for future billing periods with at least 30 days notice by email; existing credits are never repriced.

We do not offer refunds for partial subscription periods or for credits already consumed. Where Australian Consumer Law requires a refund (e.g. the service is materially defective), we will issue one promptly.

You must not:

• Use the service to break any law (e.g. running reports for prohibited purposes).
• Resell, sublicense, or republish report content without our written permission.
• Scrape, mass-download, or automate beyond a reasonable individual use rate.
• Reverse-engineer or attempt to extract the underlying lookup tables, models, or proprietary code.
• Bypass authentication, rate limits, or paywalls.
• Submit false or misleading information.

DevSite AI owns the brand, codebase, lookup tables, and the format and structure of every report. You can use the report content for your own personal property decisions and share it with your professional advisers. You can't republish it, white-label it, or use it for any commercial purpose other than your own decision-making without our written permission.

How we handle your personal information is described in our Privacy Policy. The address and price inputs you provide remain your data — we hold them on your behalf so you can revisit reports.

To the maximum extent permitted by law, our total liability to you for all claims arising from your use of the service is capped at the greater of (a) AUD $50 or (b) the total amount you have paid us in the 12 months immediately before the claim.

Nothing in these Terms excludes or limits any consumer guarantee under the Australian Consumer Law that cannot lawfully be excluded or limited.

You can close your account any time from your dashboard. We can terminate or suspend your access if you breach these Terms or for any other reason on 30 days notice. If we terminate without cause, we will refund any unused subscription period and unused report credits.

We may change these Terms occasionally. Material changes will be notified by email at least 14 days before they take effect. Continuing to use the service after the effective date is acceptance of the new Terms.

These Terms are governed by the law of New South Wales, Australia. Disputes go to the courts of New South Wales. You and we agree to first attempt to resolve any dispute by written notice and a 30-day good-faith negotiation before proceeding to court.
